Holding Deposit

We require a holding deposit of £200.00 (terms and conditions apply see over) which takes the property you are interested in off the market.  This will enable us to begin processing and negotiating your offer. The £200.00 is deducted from the 1st months’ rent we require upon signing the tenancy agreement.

 

Referencing

We will commence referencing as well as identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and arranging the tenancy and agreement. You may also be asked to provide your last 3 months bank statements/payslips and a proof of ID such as a drivers licence or a Passport.

 

Right to Rent – Important Information

From 1st February 2016, landlords and letting agents in England are required to check the immigration status of all adult occupants before the start of a new tenancy to determine whether they have the right to live in the UK legally.

 

Failed references

If your references are unsatisfactory then we will inform you either that your tenancy application has been declined or that we require a guarantor for your tenancy to proceed a guarantor will be needed in the following circumstances

a) You are a full time student
b) You have not been in full time employment for the last six months
c) Your annual salary does not constitute enough to pay for your rent (30X your monthly rent)

A guarantor needs to have an income and also be homeowner. The guarantor will sign to accept your responsibilities under the tenancy agreement should you fail to honour them.

 

Tenancy Lantana Estates

Lantana use an Assured Shorthold Tenancy. The term is for 12 months.  Should the Tenant terminate the Tenancy before the end of the Tenancy, they will be liable to the Landlord for all rents due until the end of the Tenancy, unless by formal written agreement with the Landlord for lesser compensation which will always require the tenant to pay the Landlord’s non recoverable agency commission fees in creating the Tenancy. Should you require a break clause to be added to the contract, this can be negotiated with the Landlord and upon his agreement added to the Tenancy Agreement.

 

Tenancy renewal

Currently there is no charge to the tenant for renewal of the tenancy agreement.

 

Change of Tenants

Should a tenant move out during the period of the contract and another moves in, a fee of £50.00 (£40 + VAT) per person is payable by the leaving tenant. This fee includes referencing of the replacement tenant(s), preparation of all necessary paperwork and liaising with all existing tenants.

 

Utilities

Once the references are approved your lettings consultant will call you to arrange a time for you to sign the tenancy agreement and pay the balance of your move in monies. A move in time and date will be agreed with the landlord and the departing tenants.

Please ensure you notify the local council and utility companies that you are the new occupiers of the property.  All utilities are to be paid by the tenant, the landlord and agent takes no responsibility for this.

 

Deposit

The deposit of 5 weeks rent will be transferred to Lantana Estates Ltd on signing the Tenancy Agreement.

 

Payments of Rent

Rent payments are only accepted by standing order, from one account only (if you are sharing). Rental payment are due on the 1st of the month in advance, direct to the Landlord's bank account.

 

Check in/ inventory (subject to landlord’s instructions)

Subject to the Landlord's instructions we will arrange for a schedule of condition or an inventory to be prepared by an inventory clerk prior to your move. A copy of the document will be sent to you once the tenancy commences.

 

Tenants Contents Insurance

It is strongly recommended that all Tenants obtain content insurance to cover their belongings. 

 

Early Termination of Tenancy Agreement

We may require a tenant to make payments in connection with the early termination of the tenancy where the tenant has requested this, without a break clause in their contract.  Rental payments may be required under the Tenancy Agreement until a suitable replacement tenant is found.
